Previously a warehouse, this 70,000+ square foot office building was
renovated during the
1980's and is currently headquarters of the Mercer Group of Companies.
Mt. Ida Associates
In 1981, Mercer purchased the Wultex Mill location in
Troy, New York for the purpose of re-developing the hydroelectric potential of the
Poestenkill Gorge. Construction began in 1982 and the project has been in full commercial
operation since December of 1983. The facility operates as a run-of-river mode. All
contractual arrangements, including civil, turbine-generator, project financing and power
sales were negotiated by Mercer.
Fort Miller Associates
In February of 1983, Mercer was selected by the Fort
Miller Pulp and Paper Company as the joint development partner for a 5,000 kW
hydroelectric facility on the Hudson River in Saratoga and Washington Counties.
Construction began in 1983 and the facility began generating electricity in December,
1984. Mercer had full responsibility of placing the project financing and negotiating all
contractual arrangements associated with the project.
Valley Falls Associates
A joint venture with James Thompson & Co., Inc., in
1983, to redevelop the hydroelectric potential at the James Thompson Dam on the Hoosick
River in the towns of Pittstown and Schaghticoke. Construction began in June of 1984, with
the facility producing power by August of 1985.
Glen Park Associates
During August of 1984, Niagara Mohawk Power Corporation
chose Glen Park Associates (a partnership of Mercer Companies, Inc. and Edgewater
Development Companies) to construct and operate a 32,500 kW hydroelectric facility in
Watertown. Construction of the facility began in November 1984 and was placed in service
during December of 1986. Glen Park also conducts whitewater rafting releases for various
rafting companies in the region.
Stillwater Associates
Selected by the Hudson River-Black River Regulating
District in March of 1984, Mercer developed the Stillwater Hydroelectric Project located
on the Beaver River in Northern Herkimer County. Construction began in September 1984 and
was completed by April, 1987. Due to weather conditions, and equipment delays, the project
was three (3) months behind schedule. However, the equipment contract negotiated by
Mercer, provided for substantial liquidated damages for late delivery.
Box Canyon Associates
In February of 1984, Mercer became a general partner in
a California partnership which submitted a bid to the Siskiyou County Flood Control and
Water Conservation District to lease and develop a 5,000 kW hydroplant at the Box Canyon
Dam on the Sacramento River. From among nine other developers, Box Canyon Associates was
selected and entered into a 25-year ground lease with the District in March of 1984.
Construction was completed in April, 1986.
Mercer assigned and sold its interest as General Partner in 1989.
